Floor types we maintain
Vinyl composition tile (VCT) is stripped, sealed and finished with multiple coats of wax, then burnished on a schedule to keep the shine. Ceramic and porcelain tile is machine-scrubbed and the grout lines are cleaned. Polished concrete and epoxy floors are auto-scrubbed and spot-treated. Carpet is hot-water extracted and pre-treated for stains.
Preventive floor plans
A floor plan sets the interval for each task: nightly dust mopping and damp mopping, weekly or monthly burnishing, quarterly scrub and recoat, and an annual strip and wax. Planned work costs less than replacing a floor that was left to wear through.
Kansas City winters bring salt and sand into every entrance. Entrance mats and more frequent scrubbing from November to March keep salt from eating the finish.
How the work is scheduled
Strip and wax jobs are done after hours or over a weekend so the floor can cure before traffic returns. We confirm the drying window with you before the job starts.
Our cleaners are our own employees, never subcontractors. Every person on the crew is insured and background-checked before they enter your building.
Frequently asked questions
How often should VCT be stripped and waxed?
Most offices need a full strip and recoat once a year, with a scrub and recoat every three to six months in busy areas. Entrances and corridors wear faster than private offices.
Can floor care be added to an existing janitorial contract?
Yes. Floor care is usually added as a scheduled line item on the same contract, with its own calendar.
Do you clean carpet as a stand-alone job?
Yes. See our carpet cleaning page for extraction, spot treatment and scheduled carpet programs.
