What is included
Property maintenance covers the small jobs a facility manager would otherwise chase: replacing bulbs and ceiling tiles, mounting dispensers and signage, tightening door hardware, patching small wall damage, touching up paint, hanging whiteboards and clearing entrance drains.
Tasks are reported by the cleaning crew or requested by you, then completed on the next visit or scheduled separately for larger items.
What is not included
Licensed trades work is outside the scope: electrical beyond standard bulb and ballast changes, plumbing repairs, HVAC, roofing, structural work and anything that needs a permit. We will tell you when a job needs a licensed contractor.
How it is billed
Recurring clients add maintenance as an hourly line item or a monthly allowance. One-time requests are quoted in advance. Materials are billed at cost or supplied by you. Our cleaners are our own employees, never subcontractors. Every person on the crew is insured and background-checked before they enter your building.

Do we need a cleaning contract to use maintenance services?
No, but most clients bundle it with janitorial service because the crew is already in the building and spots issues early.
How quickly are maintenance requests handled?
Small items are usually handled on the next scheduled visit. Urgent items are scheduled within a few business days.
Can you repair tenant damage before a new lease starts?
Yes. Minor patching, paint touch-up, hardware and bulb replacement are part of our move-out package.
